In the article, Mr. Boffey and Mr. Riva address whether certifying a building under the U.S. Green Building Council's Leadership in Engineering and Environmental Design (LEED) rating system still makes sense for property owners and lessees with the recent collapse of the commercial real estate market. During the commercial building boom of the last decade, the green revolution was widely regarded as an ideal way to save money in the face of ever escalating building prices. But, according to the article, with the collapse of the commercial real estate market the glut of commercial properties on the market has created intense downward pressure on real estate values which, for many, dwarfs the anticipated savings from a LEED certified building.
