Melissa K. Nelson has been practicing in the Real Estate Section of the Jacksonville office of Holland & Knight for more than seven years. Ms. Nelson has extensive experience representing clients in real property acquisitions and sales, including distressed properties, at all stages from the due diligence phase and land purchase to construction, development and project operations. She has been involved in analyzing and negotiating commercial leases for a Fortune 500 company. Ms. Nelson advises national and regional banks, bulk buyers and investors in connection with the new Distressed Condominium Relief Act, successor developer liability, foreclosures and condominium and master planned community restructuring issues. Ms. Nelson is also skilled at defending developers in litigation relating to the Interstate Land Sales Full Disclosure Act and Condominium Act issues, including false advertising claims and interpretation of complex association documents. Ms. Nelson also has experience in advising developers, builders and resort owners and operators throughout the state of Florida and the Caribbean in the areas of planning, development and operation of resorts, master planned communities (single family home residential, commercial and mixed-use) and various types of condominium developments. Further, she is experienced in obtaining federal trademark registrations and land sales registrations at the federal and state levels, including preparation of HUD filings and out of state registrations.
