Michael Ruane practices in the area of commercial real estate emphasizing commercial real estate financing, acquisitions, sales, leasing and sale-leaseback transactions, and including ground leases, hotel development and management agreements, partnerships and joint ventures, lender liability and loan workouts. His practice includes representation of institutional investors, developers and hotel companies including transactions involving office buildings, shopping centers, apartment complexes, hotels and other investment grade properties. These transactions have included purchase and sale agreements, mortgages, ground leases, loan syndications and participations, hotel management agreements, sale-leaseback agreements, management and leasing agreements, leases and the formation of partnerships and joint ventures. Mr. Ruaneās practice has also included advising clients regarding loan and partnership restructures, deed in lieu transactions, foreclosures, and single-asset (real estate) bankruptcies, both contested and consensual, and monitoring and advising on a variety of real estate related litigation and workout arrangements in connection with defaulted transactions.
