David B. Allswang concentrates his practice in the area of real estate law, with an emphasis on commercial leasing on behalf of landlords and tenants. He is primarily responsible for leasing over one million square feet of space across the U.S. on behalf of various landlord entities. Mr. Allswang has completed a number of complex lease agreements, including a corporate headquarters lease and a simultaneous build-to-suit lease of approximately 140,000 square feet of space. In the retail industry, Mr. Allswang has done a substantial number of anchor leases for retail centers.
He counsels a wide array of clients regarding the acquisition and disposition of retail, office, residential and industrial properties and is also involved in formation issues, including corporate structure and investment, both domestic and foreign. Mr. Allswang also represents lenders and borrowers in connection with loans secured by real estate. His experience in representing lenders includes the restructuring of a loan secured by three separate leasehold mortgages, each encumbering an entire multi-parcel development in New York, with two of such parcels ultimately becoming part of a securitized loan pool.
Mr. Allswang has been a featured speaker at seminars on a variety of real estate topics, including lease negotiations strategies, escrow agreements, and closing statements.
