Tamara S. Rickman focuses on business transactions, commercial contracts, real estate and asset based finance. She advises individual and corporate clients in a variety of industries on structuring, negotiating and documenting their complex transactions and business arrangements particularly those involving the financing, acquisition and sale of commercial real estate including real estate assets sold or leveraged in connection with corporate mergers and stock or asset sale transactions, workouts and restructures of secured loans; enforcement of remedies in secured transactions, including real estate foreclosures; sales and dispositions of performing and non-performing loans and loan portfolios; landlord/tenant transactions for office, retail and light industrial properties.
Ms. Rickman advises clients ranging from local and regional developers and investors to Fortune 100 companies, pension funds, financial institutions, life insurance companies and national and international investment concerns in all aspects of the acquisition, development, financing, leasing and management of commercial real estate. She has extensive experience in secured lending including real estate acquisition, construction and permanent mortgage loans; corporate working capital and other credit facilities; mezzanine loans; guaranty arrangements, letters of credit and other credit enhancement vehicles. Ms. Rickman also has extensive ‘workout’ experience having represented a number of national banks, life insurance companies and public pension funds in restructuring hundreds of millions of dollars in real estate and other asset backed loans and pursuing remedies against collateral and guarantors.
Ms. Rickman has represented several companies in the telecommunications industry on contract and real estate matters. She has negotiated hundreds of antenna and switch site leases throughout the United States on behalf of several national carriers and advised companies in the tower industry on leases, purchases and sales of tower sites and in connection with contract negotiation and dispute resolution under telecommunications services, staffing, software development, joint marketing and similar agreements.
Ms. Rickman has practiced in the Washington area since 1987 prior to coming to Holland & Knight.
