Overview
Tatiana Z. Pawlowski is a real estate finance attorney in Holland & Knight's New York office. Ms. Pawlowski focuses her practice on representing financial institutions and investors on the origination, sale and servicing of various types of commercial loans secured by multifamily, commercial, retail, office, hospitality and other asset classes across the U.S.
Ms. Pawlowski handles the acquisition, construction, bridge and permanent loans intended for repurchase (repo) and securitization, such as commercial mortgage-backed securities (CMBS) and collateralized loan obligations (CLOs) on the secondary market. She also represents sponsors and investors on commercial acquisition and financing transactions.
Ms. Pawlowski has substantial experience in the origination and servicing of multifamily agency (Freddie Mac and Fannie Mae) and bridge-to-agency loans, and frequently represents lenders on complex transactions, including large multi-loan and multi-property portfolios, tiered financing loans and multifaceted borrower structures involving joint ventures, funds, Delaware statutory trusts (DSTs), tenants-in-common and preferred equity investors. In addition, she often works on loans with unique affordability and property features, including regulatory and restrictive land use agreements, tax exemptions and abatements, payment-in-lieu-of-tax (PILOT) programs, redevelopments, ground and master leases, and common interest communities.
Ms. Pawlowski's pro bono work includes representing educational institutions on acquisitions, financings and corporate governance matters.
Prior to joining Holland & Knight, Ms. Pawlowski worked as an associate in the real estate finance group of a national law firm. She also has experience representing lenders, borrowers, purchasers and sellers in the New York City metro area on commercial and residential acquisitions, dispositions and loan originations. Previously, she represented cooperative and condominium boards on unit transfers and corporate governance and litigation matters.
