Mr. Arango explains that the purchase, formalization and allocation of rural land, along with new regulatory requirements, are raising the standard for real estate due diligence beyond the traditional review of title records, forcing parties to examine baldíos (state-owned land) history, agrarian proceedings and specific obligations, such as providing prior notice to the National Land Agency under Decree 033 of 2025.
