Overview
Marina Raynes is a real estate finance attorney in Holland & Knight's New York office. Ms. Raynes represents senior and mezzanine lenders in the origination and servicing of conduit and portfolio loans.
Ms. Raynes focuses on originating loans secured by various types of real estate, including commercial, retail, hotel, office, residential, mixed-use, fractured condominiums and ground lease real estate projects. She has extensive experience in advising lenders, including banks, life insurance companies and securitized commercial mortgage-backed security (CMBS) lenders, with respect to mortgage and mezzanine financing, permanent and construction lending, loan workouts and restructuring, revolving line of credit deals, loan-on-loan transactions and loan participations.
Ms. Raynes' experience includes working on loans originated to be held on the balance sheet, to be securitized or to be sold or refinanced.
Prior to joining Holland & Knight, Ms. Raynes worked in the New York offices of national law firms, representing institutional lenders in connection with transactions involving virtually every type of real estate asset located in various states across the country.

- Represented a financial institution in the origination and modification of a $275 million revolving line of credit facility
- Represented a real estate financial institution in connection with a $95.5 million mortgage loan secured by a multifamily project located in Charlotte, North Carolina
- Represented a financial institution in connection with the modification of an existing $63.6 million mortgage loan secured by real property located in Austin, Texas
- Represented a financial institution in connection with the modification of an existing $161 million mortgage loan secured by real property located in Texas
- Represented a financial institution in connection with the origination of a $7.3 million mortgage loan involving an industrial development agency (IDA) and a payment in lieu of taxes (PILOT) program
- Represented a financial institution in connection with a commercial foreclosure proceeding with respect to a $5 million mortgage loan secured by various real property located in Texas
