Overview
Mischaël "Misch" Cetoute is a real estate attorney in Holland & Knight's Miami office. Mr. Cetoute focuses his practice on land use and zoning law.
Mr. Cetoute regularly represents developers and other property owners before local governments and state agencies in obtaining permits and approvals. He has experience leading development teams, resolving code enforcement cases, meeting with key constituencies, and interacting with municipal staff and elected officials on Comprehensive Development Master Plan (CDMP) amendments, zoning district boundary changes, variance applications and other matters across Miami-Dade, Broward and Palm Beach counties.
As a first-year associate at Holland & Knight, Mr. Cetoute successfully argued a case of first impression regarding the valuation of renovated affordable housing properties in Palm Beach County under Florida's Live Local Act, resulting in a multimillion-dollar benefit to the client. More recently, Mr. Cetoute represented a developer in securing approvals for one of Miami-Dade County's largest-ever workforce housing, for-sale projects estimated at approximately $1 billion. In addition to workforce and affordable housing, Mr. Cetoute also focuses on transit-oriented development, having secured approvals for mixed-used developments along Miami-Dade County's major transit corridors.
Prior to joining Holland & Knight, Mr. Cetoute taught high school history and served as the dean of a Title I school in Brooklyn, New York. He received national recognition and awards from Teach for America and the New York City Department of Education for his teaching and leadership. While working as an educator, Mr. Cetoute helped lead a National Institute of Justice (NIJ) multimillion-dollar randomized control trial on school safety, which resulted in multiple features in national media outlets such as NPR and PBS.
