Overview
Audrey Kirschenbaum is a real estate attorney in Holland & Knight's Miami office, where she focuses her practice on commercial real estate and finance.
Ms. Kirschenbaum represents a wide variety of clients, including national, regional and community banks, as well as private lenders, life insurance companies, real estate developers and private equity firms. She has extensive experience advising lenders on the financing of a wide range of commercial real estate assets such as office buildings, retail centers, hotels, industrial facilities and multifamily developments. Her work includes structuring and documenting complex transactions involving senior and subordinate debt, construction loans, portfolio loans, syndications, loan participations and equity investments. She is also well-versed in multistate and multi-property pooled transactions.
In addition to her legal practice, Ms. Kirschenbaum is committed to her community. As a graduate of Leadership Miami (LM) Class 46 Spring, she helped raise more than $75,000 for the SebastianStrong Superhero Lounge at Holtz Children's Hospital's Bone Marrow Transplant Unit. Additionally, Ms. Kirschenbaum serves on the Host Committee for Hard Hats and High Heels, a division of Habitat for Humanity. She is also active within Holland & Knight, as she sits on the Miami office's Business Development Committee and organized the first annual Associate Block Party, a networking event attended by more than 200 young professionals.
Representative Experience
- Represented a commercial bank in the construction financing of a $150 million multistate portfolio of multifamily apartment complexes in California, Texas and Georgia
- Represented a life insurance company in the $45 million financing of a hotel located in Florida
- Represented an international bank in the construction financing of a multifamily apartment complex in the process of being converted to a luxury condominium building
- Represented an international bank in financing an under-construction, to-be-completed luxury condominium project located in Miami-Dade County with an EB-5 component
- Represented a bank in a series of loans secured by various fractured condominium projects throughout Florida
- Represented the lender in the origination of a $100 million syndicated construction loan for the construction of a multifamily apartment complex in Doral, Florida
- Represented a private lender in a $20 million acquisition loan
- Represented a multifamily developer in the acquisition of a vacant parcel and assisted with obtaining construction financing from a global bank
- Represented a developer in a $140 million loan secured by 10 properties located throughout the U.S.
- Represented a national company in evaluating the real estate components of the acquisition of operating companies
