Overview

Sheila Petty is a real estate attorney in Holland & Knight's Dallas office. Ms. Petty counsels clients on a broad array of commercial real estate transactions nationwide, with an emphasis on commercial leasing (retail, office, industrial and agricultural), acquisitions and dispositions. She represents clients in all phases of real estate development and asset management, including drafting and negotiating commercial leases, purchase and sale agreements, financing and loan documents, easement and reciprocal access agreements, as well as analyzing and coordinating all phases of due diligence (including title and survey review).

Ms. Petty's practice also includes representing business entities and financial institutions in connection with commercial finance transactions, including real estate financing, acquisition financing and asset-based lending.

Representative Experience

  • Representation of institutional landlords in complex lease negotiations of office complexes (including mixed-use projects), retail centers and industrial warehouses, including preparing and negotiating lease agreements, lease renewals and expansions, termination agreements, landlord waivers, subordination, non-disturbance and attornment agreements (SNDAs), estoppels, listing agreements, access agreements and license agreements
  • Representation of local and national tenants in the negotiation of commercial leases for office, retail and industrial spaces
  • Represented buyers and sellers throughout the U.S. in connection with the purchase and sale of numerous office buildings, multifamily apartment units, vacant land for development, farms and ranches
  • Represented corporate fiduciary with real estate asset management matters, including leasing of agricultural properties and negotiating land use agreements
