2026 ALTA Survey Standards Updates: Potential Impacts on Real Estate Transactions

Real Estate attorneys Grace Winters and Kristen Lyons wrote an article for the Real Estate Finance Journal about changes to the Minimum Standard Detail Requirements for American Land Title Association/National Society of Professional Surveyors (ALTA/NSPS) Land Title Surveys that took effect in February 2026. As the authors explain, although the updates do not materially affect the scope, cost or timing of most real estate transactions, they do place greater emphasis on supporting documentation, transparency regarding encumbrances and coordination between surveyors and title insurers. For example, the revised standards aim to clarify surveyor obligations when it comes to records research and require surveyors to furnish more comprehensive notes when discrepancies arise, in addition to laying out more detailed rules for sheet numbering, captions, revision dates and the approach for measurement precision and boundary resolution. In their article, Ms. Winters and Ms. Lyons summarize these and other revisions as well as explain what they mean for future ALTA/NSPS surveys; they advise real estate owners, borrowers and lenders to take note of the changes as they crop up during the transactional process.
