Susan E. Coleman

Susan Coleman is a real estate attorney in Holland & Knight’s Dallas office, where she focuses her practice on multi-state office, retail, industrial, and flex leasing transactions; construction and permanent lending transactions secured by real estate; and the purchase and sale of commercial real property. She also assists owners, developers, buyers, and sellers with conventional land assembly and disposition, redevelopment, leasing, construction, and management issues for developments such as offices, corporate campuses, retail centers, and mixed-use projects.

In addition, she has significant expertise in representing developers in equity and debt transactions. Ms. Coleman is also a Certified Public Accountant (CPA) in Texas.

Representative Experience

• Negotiated a full building office lease for premises in excess of 300,000 rentable square feet to an international tenant with rent in excess of $200 million
• Negotiated, on behalf of landlord, a four-building build-to-suit corporate headquarters lease for premises in excess of 600,000 rentable square feet with rent in excess of $300 million
• Negotiated a two-building build-to-suit lease to a major U.S. financial institution for premises in excess of 300,000 rentable square feet with options for an additional 150,000 rentable square feet
• Negotiated a lease to a major oil company in downtown Houston for premises in excess of 200,000 rentable square feet with rent in excess of $50 million
• Negotiated office leases for major institutional real property owners in the cities of Dallas, Austin and Houston
• Negotiated leases for national tenants in numerous states
• Negotiated retail leases in numerous U.S. markets for major insurance company
• Prepared and negotiated telecommunication leases and license agreements
