Overview

Kim Suozzi structures and closes community development and affordable housing financings, helping nonprofit organizations, developers, operating businesses, governmental entities and financial institutions bring complex, multisource capital stacks together. Based in New York, she advises on New Markets Tax Credits (NMTC), low-income housing tax credits (LIHTC), commercial lending and real estate finance for projects spanning affordable housing, healthcare, education, mixed-use, social services, and industrial and manufacturing facilities.

Kim regularly structures complex NMTC financing transactions for 501(c)(3) organizations, real estate developers, operating businesses and governmental entities. These deals often involve layered capital structures that may combine conventional financing, tax-exempt bonds, state and federal grants and U.S. Department of Agriculture (USDA) financing.

In affordable housing, she closes construction loans nationwide and in the New York City metropolitan area for LIHTC transactions that require coordination of multiple financing sources, tax credit equity and public subsidy funds.

Kim has served as borrower counsel, investor counsel, lender counsel and community development entity (CDE) counsel, giving her insight into the priorities of each party at the table – a perspective that helps keep multiparty transactions moving toward closing. She also represents financial institutions, governmental entities and borrowers in commercial lending, tax-exempt bond financings for 501(c)(3) organizations and project finance transactions.
