Administrative Fees in 2026: Who Defines Their Increase and How Is It Calculated?

Real Estate attorney Esteban García was featured in an El Tiempo article explaining how the minimum wage increase for 2026 in Colombia will affect administrative fees at condominiums. Law 675 of 2001 tasks the co-owners meeting with approving the annual budget and operational costs. Mr. García highlighted that this meeting can begin upon reaching a quorum and that Law 675 does not fix a minimum or maximum increase in common expenses. Because of that, he clarified, the co-owners could adjust the fees to correspond to the minimum wage hike, 23 percent for this year.
