Alessandria San Roman is a real estate attorney in Holland & Knight's Miami office. Ms. San Roman partners with developers and property owners to navigate the regulatory, environmental and transactional challenges that stand between a project's vision and its groundbreaking.

Ms. San Roman guides clients through the full life cycle of development – from early due diligence and environmental analysis to land use approvals, zoning entitlements and closing – with a focus on keeping projects organized, on track and moving forward. Clients across the industrial, commercial, residential, office, mixed-use, hospitality, education and healthcare sectors rely on her to anticipate regulatory obstacles before they become roadblocks and deliver practical, timely solutions when they do.

Ms. San Roman represents developers and property owners before local government bodies and state agencies across South Florida, obtaining governmental approvals and permits for a wide range of project types – residential, commercial, mixed-use, industrial, healthcare, office, education, utilities, billboards and wetland mitigation banks. She has particular experience in workforce and affordable housing approvals, including projects developed under Florida's Live Local Act. Beyond entitlements, she advises on environmental due diligence for real estate and manufacturing operations in large-scale mergers and acquisitions (M&A) at the state and national level, as well as general real estate matters, including purchase and sale transactions and financings.

What sets Ms. San Roman apart is her deep environmental fluency. She brings extensive knowledge of federal, state and local regulatory frameworks to every engagement, allowing her to identify permitting risks and environmental constraints at the outset of a project rather than in its final stages. She regularly appears before the Miami-Dade County Environmental Quality Control Board (EQCB), where she has secured approvals involving water and sewer extensions, wellfield protection areas, diesel fuel variances and sewage treatment matters. This environmental lens strengthens her land use and zoning work, giving clients a more complete picture of what it takes to move a project from concept to construction.

An active voice in the land use, zoning and environmental law community, Ms. San Roman is engaged with the Florida Environmental Network, where she presents at the Environmental Permitting Summer School.
