Developers Get Creative with Adaptive Reuse in South Florida

Land use and zoning attorney Hugo Arza was quoted in a Law360 article exploring adaptive reuse and asset conversion of properties in South Florida. These new development models include projects such as converting a shopping center to residencies or a hotel into multifamily rentals. Population and lifestyle changes from the COVID-19 pandemic in addition to shifts in market trends and public policy led developers to think about these creative property conversions in the region. Mr. Arza explained he has experience with several projects of this nature, including Leon Medical Center's work to convert a movie theater into a healthcare center for seniors.

"There are comparable thought processes that go on where people look at a property and now think of it in a different way," he said. "The broader concept of 'Take a look at a property and think about what it could be; don't worry about what it is today' — I think that's sort of the narrative there."
