Who Is Responsible If Private Property Is Damaged Within a Condominium?

Real Estate attorney Esteban García was mentioned in an article for Asuntos Legales about how to resolve damages to private space in condominiums. Mr. García explained that Law 675 of 2001 establishes that if the damage occurs in common areas, the administration is responsible, but if it happens within a private space, the owner must assume responsibility. He also highlighted the regulations on damage to vehicles in parking lots and the steps to resolve these conflicts.

"On many occasions, the owners do not assume their responsibility for the damage in the appropriate manner either because of negligence or because they consider that they should not assume it," he said.
