The article explained how Colombia's Law 820 of 2003 and General Code of Procedure establish that landlords can initiate the eviction process from the first month of late payment of rent, both for residential and commercial properties. Mr. García emphasized the importance of contractual terms in setting deadlines to cure the default, which can prevent eviction if an agreement is reached within the agreed timeframe.
