VIS and VIP Housing in 2026: This Is the Official Value After the Minimum Wage Increase
Real Estate attorney Esteban García was mentioned in an article published by Semana magazine about the effects of Colombia's new minimum wage on Social Interest Housing (VIS) and Priority Interest Housing (VIP) projects. These housing models are designed to facilitate access to property for low-income and middle class families, with a maximum price defined by the government. In 2026, with the new minimum wage, the current limits of 90 legal effective monthly minimum wage units (SMLMV) for VIP and 135 SMLMV for VIS will increase. Mr. García highlighted the challenge of complying with various regulatory measures governing these projects, among them the pricing limits and energy and water saving percentages.
"Keeping projects within the parameters of VIS and VIP projects, with additional obligatory measures that could directly affect costs, is a big challenge for construction companies and developers," he said. "The challenge in this case for builders is to evaluate from a design perspective passive and active measures that do not represent serious costs, but that have high efficiency in energy and water savings."
