He discussed how medtail has evolved from a second-generation, "use of last resort" into a dependable traffic driver and long-term occupant, with operators increasingly competing for space in first-class centers. Mr. Kirkham also noted that private equity-backed expansion and hospital-branded clinics are accelerating the trend as healthcare providers broaden their presence in retail.
"Developers like tenants that are consistent performers," he said. "They also learned that these uses don't come and go. They are always going to be there...They're cash in the door for developers."
