Overview
Alexis R. Alonzo is a real estate and equine law attorney in Holland & Knight's Century City office and the founding partner and co-chair of the Land Banking Team. Ms. Alonzo's real estate practice focuses on complex real estate transactions, with an emphasis on homebuilder finance (land banking), joint ventures and the acquisition, disposition and financing of multifamily and student housing, as well as other classes of commercial real estate.
Ms. Alonzo represents some of the country's preeminent private equity funds and other institutional investors in the land banking of residential communities throughout the U.S. for the top public and private homebuilders. She also represents these clients in the financing of their land banking platforms, including via borrowing base facilities and other corporate financings. Since joining Holland & Knight, Ms. Alonzo and her team have closed approximately $5.2 billion in land banking deals, resulting in more than 56,000 homes to be developed.
Additionally, Ms. Alonzo's practice includes negotiating and drafting joint venture agreements, preferred equity agreements, purchase and sale agreements, and loan documents for various types of assets.
Ms. Alonzo previously worked as general counsel for a privately held commercial real estate company and was an in-house counsel secondee for a large institutional investor.

- Representing a private equity fund in the land banking of finished-lot development deals for top public and private homebuilders throughout the U.S.
- Representing a public company in the land banking of build-to-rent and for-sale residential communities for top public and private homebuilders throughout the U.S.
- Representing a private equity fund in the negotiation of a $200 million borrowing base facility for the client's land banking platform from one of the world's leading financial services providers, marking the lender's first transaction in the land banking space and requiring extensive education on the subject
- Representing a private equity fund in the negotiation of a platform land banking venture; representing $550 million of committed capital for a top public homebuilder and the bespoke financing of this platform (the lender's first transaction in the land banking space)
- Representing a joint venture between an institutional real estate investor and a land banker in the land banking of more than $1 billion worth of residential land for top public and private homebuilders
- Representing an institutional investor in obtaining revolving line of credit facilities for the client's land banking platform
- Representing a public homebuilder in the land banking of development deals in Southern California
- Represented the seller in the sale of 100 percent of the membership interests in entities owning several student housing apartment complexes in the southeastern U.S., including providing preferred equity seller financing that was compliant with agency debt requirements
- Represented the buyer in the purchase of 100 percent of the membership interests in a real estate investment trust (REIT) that owns a large technology-focused office campus in Sunnyvale, California
- Representing a public homebuilder in the acquisition of residential lots and other land for entitlement, development and construction throughout Northern California
- Represented an institutional investor in the sales of retail properties within a client's mixed-use office, hotel and retail development in Orange County, California
- Represented an institutional investor in the sales of several large triple net (NNN) office buildings in Arizona
- Coordinated all aspects of real estate due diligence review for the acquisition of a $1.1 billion portfolio of industrial warehouses located in the central U.S.
- Represented a private debt lender in the origination of a $70 million construction loan to finance two Los Angeles condominium developments
- Represented an institutional real estate investor in the negotiation of multiple platform joint venture agreements to acquire multifamily rental properties and warehouse facilities
- Represented an institutional real estate investor in the formation of multiple joint ventures focused on the acquisition of land for residential development throughout the U.S., and represented the joint venture in the corresponding land and entity acquisitions and dispositions
- Represented a privately held real estate company in a joint venture with an institutional investor to recapitalize a trophy office building
- Represented a privately held commercial real estate company in the formation of a multitier joint venture to acquire parking properties throughout the southwestern U.S., and represented the joint venture in acquiring and financing parking properties
- Represented an institutional real estate investor in connection with the negotiation of a tri-party joint venture to acquire a 378-unit apartment building in North Carolina
- Represent buyers and sellers in the purchase and sale of competition horses, including nationally ranked hunters and jumpers
- Represent lessors and lessees in the drafting of equine lease agreements for nationally ranked competition horses
