New Regulation Transforms Sustainable Affordable Housing: What's Changing?
Real Estate attorney Esteban García was quoted in a Portafolio article discussing new regulations that make energy and water efficiency measures mandatory for social housing projects in Colombia. He explained that, unlike previous regulations, meeting these requirements is now essential to obtain building permits, and any noncompliance can be penalized by local authorities. Mr. García also highlighted that this shift poses a significant challenge for developers, particularly in smaller municipalities with limited technical and financial resources, as the permitting process will now require stricter technical reviews.
"Failure to comply with these measures prevents the issuance of the permit. Although the regulation does not impose immediate financial penalties, any deviation from what was approved can be sanctioned by local authorities," he said.
