Biografía

Matthew T. Joe is a partner in Holland & Knight's Atlanta office and co-chair of the firm's Commercial Real Estate Leasing Team. He represents owners and developers of commercial real estate in acquiring, disposing, developing, leasing, financing, and managing all classes and types of properties, with significant experience in negotiating and structuring public-private partnerships on behalf of both the public and private partners. He approaches complex commercial real estate transactions with a practical, business-oriented approach to solve and minimize the client's legal problems. 

Experiencia Representativa

  • Represents a major agricultural business in connection with all of its extensive real estate needs, including the recent acquisition and financing of approximately 36,000 acres of farmland in South Florida for in excess of $130 million
  • Represented a prominent health care real estate investment trust (REIT) in connection with its sale of several portfolios of senior living facilities throughout the country
  • Represents a national real estate company in connection with its acquisition, financing and redevelopment of a large power center in Kennesaw, Georgia
  • Represented a national real estate company in acquiring, financing, repositioning and disposing of more than $40 million data center in Atlanta, Georgia
  • Represented an agricultural business in connection with its acquisition and financing of approximately 6,000 acres of farmland in Vidalia, Georgia
  • Represented an international pharmaceutical/biomedical company in connection with the renegotiation of the declaration of covenants, conditions and restrictions applicable to its more than $1 billion blood plasma manufacturing facility at Stanton Springs industrial center in Walton County, Georgia

  • Represented a state pension fund in acquiring an $83 million distressed note secured by 55 Allen Plaza located in downtown Atlanta, Georgia, and subsequently foreclosing upon, repositioning and refinancing that asset
  • Represented a lender in connection with its foreclosure of a $30 million loan secured by the Centerville Mall in Centerville, Georgia
  • Represented the Federal Reserve Bank of New York during the Great Recession in connection with its disposition of various distressed debt instruments secured by real estate

  • Represents an industry-leading developer and operator of on-campus student housing projects in negotiating, structuring and financing more than $1.3 billion in long-term public-private partnerships for the development, management, operation and financing of the construction, renovation and operation of nearly 20,000 on-campus student housing beds at approximately 20 institutions of higher education across the country; these institutions include nine campuses within the University System of Georgia, as well as projects at The Howard University, the University of Notre Dame and Purdue University
  • Represents a large short-line rail operator and affiliated real estate development company in connection with their development of Savannah Gateway Industrial Hub, a more than 2,600-acre industrial park served by two Class I railroads and structured as a public-private partnership with the Effingham County Industrial Development Authority; the engagement has involved negotiation of the master development agreement, addressing the construction and development of common area infrastructure, preparation of master and sub-declarations of covenants, conditions and restrictions, and structuring and negotiating various specific end user projects within the park
  • Represented a Georgia city in negotiating and closing the complete redevelopment of its city center, which includes restaurants and retail space, office space, apartments, parking, and greenspace and gardens; also represented this city in connection with its public-private partnership with a developer to construct and finance a city-owned conference center as part of a conjoined hotel
  • Represented a national developer in negotiating, developing and financing a $35 million on-campus hotel at one of the California State University campuses, through a public-private partnership structured as a long-term ground lease
  • Represented a national real estate company in acquiring land for and developing millions of square feet of warehouse/distribution center space throughout metropolitan Atlanta
  • Represented a national life insurance company in acquiring land for and developing a more than 1 million-square-foot warehouse/distribution center south of Atlanta through a joint venture partnership
  • Represented a student housing developer in connection with its land acquisition, development and equity structuring of an upscale off-campus student housing project at the University of South Carolina
  • Represented a major national bank in developing dozens of branch retail banks throughout Georgia and Florida
  • Represented a developer in connection with its land acquisition, development and financing of the Kimpton Overland Hotel in Hapeville, Georgia, an ultra-modern hotel located adjacent to and co-branded with the Porsche's North American headquarters and the Porsche Experience test track

  • Represented more than a dozen institutional landlords in connection with leasing their real estate assets around the country
  • Represents a state pension fund in connection with leasing office space in several prominent buildings in downtown and midtown Atlanta
  • Represents an international hospitality company in all of its office leasing negotiations for business units and call centers throughout the United States
  • Represents a telecommunications provider in connection with its due diligence and leasing of communications towers throughout the southeast
